HOW TO BUY

Before you buy property in Bulgaria  first you must register LTD company .

We  put a simple , brief and practical explanation  and the necessary steps below :

1. Please, scan and send or bring us  a copy of your passports with your full details and your address .
2. Give us a name for the company that you would like. We shall check in the regional court if it is available(not occupied yet) and pay a tax of 100 leva and reserve it on your behalf. On this stage , we can go further.
3. We shall  make all paperwork for the company documentation. You have to tell us  who you will appoint as a Manager(s) of the company and what will be the capital repartition of the capital and the shares for each partner .
4. We shall make a PoA for our solocitor to represent you and act on your behalf. It should be a very extensive one, because the solicitor will need to represent you everywhere , to open and close bank a/c on your behalf and transfer money from one a/c to another( We  explain: when the company is in process of creation, along with all other paperwork , You must put within a bank the capital for the company- the minimal is 5000 leva. This money stays in the bank and is released when the company is registered. the first bank a/c is called - a deposit a/c. when the company is ready, you should close it and transfer the funds into another , normal a/c- called operational a/c. That is why we need extensive powers , if you agree to that. Then, this is  official legal money of the company.
5. Wneh we have your details, we  reserve the name, we prepare all documents with this name , together with the POA and we shall email all papers to you. We shall indicate which of them You need to certify in front of a  BG embassy.  (Second easier option is to sign these documents in Notary public  when you come here, in Bulgaria )After, you send them back to/ give them  to us..
6. We shall  open for you a personal a/c , give you the details.
7. You send the money there - 5 000 leva + 600 Euro, and  we shall open a   deposit a/c (or you put this money yourself in a bank )
8. We shall  make the company and all necessary registrations - please  indicate if this is a LTD or a single proprietor LTD. Normally the LTD is ready in  - 20-30 days,
9. We shall close the deposit ac and transfer  funds into the normal ac of your company.
10. We shall register the company in front of the tax and social authorities, We shall make an official stamp of the LTD.
11. And then you can buy the property from us.

Lawyer’s fees and all state due taxes, stamps, registrations - 600 EUR
